Under performing or Non-performing Commercial Real Estate Properties with both physical and financial distresses.

Physical Building Distress:
  • Buildings with 20 - 40 percent vacancy rate due to poor management or tenant issues.
  • Buildings with physical deterioration due to excessively deferred maintenance issues.
  • Buildings with poor locations, facing superior competitions
  • Buildings with code violations

Financial Distresses:
  • Landlords with property tax issues
  • Landlords with personal issues such as:
          pending lawsuits, divorce, job loss, job transfer, death of spouse,
          retirement, lack of time and financial means for management.
  • Landlords with property ownership over 15 years.
  • Landlords with negative cash flow

Financial Issues:
  • Delinquency in payment or Upcoming balloon payments
  • Probate
  • Near Foreclosure and Bankruptcy
  • Difficulty in Refinancing
