- Buildings with poor locations, facing superior competitions
- Buildings with code violations
Financial Distresses:
- Landlords with property tax issues
- Landlords with personal issues such as:
pending lawsuits, divorce, job loss, job transfer, death of spouse,
retirement, lack of time and financial means for management.
- Landlords with property ownership over 15 years.
- Landlords with negative cash flow
Financial Issues:
- Delinquency in payment or Upcoming balloon payments
- Near Foreclosure and Bankruptcy
- Difficulty in Refinancing
